Why a suite wins
A suite is not just a smaller room with your name on it. It is the difference between working in someone's business and running your own.
No split, no percentage off the top, no house cut on retail. You set the price, the client pays you, and the only money that leaves is the weekly rent — which you knew before you signed.
Your fob works at six in the morning and at eleven at night. Take the Tuesday off, take the late bookings nobody else wants, close for two weeks in August. Nobody approves the calendar but you.
Your products on the shelf, your music, your booking link, your business card. Clients walk into your room, not into a chain — and they remember whose it was.
The names and numbers are yours and they stay yours. If you ever move, they move with you. That single fact is worth more than any perk a commission floor can offer.
Private door, good light, proper cabinetry, a clean lobby your client waits in. The room does an argument for your rates before you say a word — which is why suite tenants charge more than floor stylists in the same postcode.
Flat weekly figure, utilities and Wi-Fi inside it, laundry and cleaning of the common areas inside it. No percentage, no product minimum, no surprise line at the end of the month.

The rooms
Every suite is handed over bare, clean and lit. What goes on the walls is entirely your problem — which is the point.






Who rents here
If the work happens between you and one person in a room, a suite fits it. Roughly half our tenants are hair; the rest are everything else.
Cut, colour, extensions. Sixteen of the thirty-eight suites are plumbed for a basin.

The rent
Electricity, water, heat, Wi-Fi, common-area cleaning, laundry room, waste and the fob system are all inside these figures. There is no second invoice, and the rate is fixed for the length of the agreement.

About 100 sq ft — a chair, a mirror wall, storage and a locking door. The one most hair and barber tenants take.

About 150 sq ft on an outside corner, with a real window. Room for a second chair, a waiting seat and a retail shelf.

Before you ask
Twelve months as standard, with thirty days' notice on either side after the first three. We would rather you left cleanly than stayed unhappily.
Four weeks' rent, held and returned within fourteen days of handing back the key and the room in the state you found it.
Electricity, water, heat, Wi-Fi, the fob system, waste, the laundry room and cleaning of every common area. You clean your own suite and buy your own product.
Yes. The mirror, lighting and cabinetry are fitted, and everything else is yours to choose. Anything drilled into a wall comes out at the end.
Yes, any brand you like, and we take nothing from it. Several tenants run a shelf that covers a third of their rent.
No. Not on services, not on retail, not on gift cards. The weekly rent is the entire commercial relationship.
Fulton Market and Logan Square have a paid lot next door; Wicker Park and Andersonville are street parking. All four are within a five-minute walk of a train.
You can spend a working day in an empty suite with your own clients before you commit. Most people who do that sign the same week.
Tenants get first refusal on any larger suite in their building before it is advertised, and we will move you mid-agreement at no charge.
From the tenants
I did the arithmetic on the back of a receipt in the lobby. I was handing over eleven hundred dollars a month in commission to work in a room I did not choose. The rent here is less than that and the room is mine.
The part nobody warns you about is the silence. No front desk booking over you, no manager's playlist, nobody rearranging your day. It took a month to stop flinching.
I raised my prices twelve dollars the week I moved in, because the room finally matched what I was charging. Not one client asked about it.
